They for sure can get pricey, but I have a couple of go-to sources that always come through for me. Here are a few of our favorites available now for less than $300!
If you’re not feeling it with the idea of a vintage rug in your home, never fear! There are TONS of beautiful, “made to look vintage” options out there! Here are our favorite budget-friendly options, like the gorgeous runner from Target above! I LOVE the soft hit of pink! (PS here’s the link to that full kitchen reveal! Still completely in love with this space!)

If you saw the Gentry house reveal tour in my Insta stories highlights, you know there is a cute little patio space right off of the dining room. We made this space feel cozy with just a few easy to find pieces like this jute rug, a pair of vintage Homecrest chairs, and the black metal Target bench that everyone loves (and for great reason – it’s SO affordable!). The show stopper is that firewood holder that is only $30!!!! So cute, right??

Now that the Gentry project has wrapped up (the new homeowners moved in this week!), we are ramping up to start a couple of new and exciting projects including another investment property and some renovation work at my own house! Yay! I can’t wait to take you along for the ride!
Kohler Whitehaven Apron Sink shown here in the Gentry project. I’ll be using this same sink in my upcoming kitchen reno!
Kohler is an amazing resource for me in all of my projects and I always look to their offerings for quality, timeless and modern kitchen and bath products. They asked me if I’d be willing to share my take on kitchen and bath trends and OF COURSE I jumped at the chance to get to put together a little preview for you guys of some of the rooms we’ve been dreaming up for our upcoming projects! I think it’s always a good idea to use classic neutrals as your design foundation in any space, but especially in kitchens and baths, and that accessories and lower investment items are great for experimenting with trends. That said, I think there’s a trendy way to do the classics! I’ve rounded up pieces for updated versions of a white kitchen and a black bathroom that I think feel fresh, on trend and completely livable.
TREND #1: WHITE (but not the type of white you’re imagining)
In my girls bathroom reno, I used different shade of white tiles, shiplap and stone to help this room feel layered and more warm.
WHERE TO USE THIS TREND: spaces that get great natural light that you want to feel cheerful, clean and energizing.
I like white spaces especially in rooms where I want to be able to see well for specific tasks, like getting ready in my bathroom (where I need all the light I can get!! :)) I also like white for kitchens, but lately especially, I love the idea of mixing shades of white ranging from my favorite Benjamin Moore Chantilly Lace to a warmer Swiss Coffee, with doses of ivory and a soft, warm clay color!
I think the trick to pulling off this updated look is to add accents of metallics and punches of black in the lighting and hardware as well as moments of warmth through adding wood accents. Here’s a kitchen board we’ve been working on that shows my vision for this updated version of a white kitchen! Its a little bit English countryside and a little bit California modern. Isn’t this pretty?
WHERE TO USE THIS TREND: rooms where you want to make a statement and create a dramatic mood. I especially like using dark colors in small rooms that don’t get a lot of natural light, like our client’s bathroom shown above. You might as well embrace the shadows and moodiness! Also I’ve found it can make smaller rooms feel a bit larger.
I’m obsessed with warm shades of black and I’m itching to do another dark, moody bathroom in my own house. Maybe with this black limestone tile on the walls or just black paint? Off Black from Farrow & Ball is a favorite color. ALSO I’m dying over that Jute vanity from Kohler with those amazing metal legs! WOW! Any sized dose of black in design makes such a chic statement!
Today we’re sharing BOTH of the Gentry Project bathrooms! I love how these two spaces came together. Can you believe this is what we started with?! Today we’re sharing BOTH of the Gentry Project bathrooms! I love how these two spaces came together.
Can you believe this is what we started with?! Blue fixtures, linoleum and silk ivy on the mirrors! :)
Here’s a shot after demo –
And here’s the hall bathroom now!
We used gray cabinetry from Madera Cabinets and Cambria’s matte Brittanicca quatrz. I love that the quartz has a matte finish instead of a polished, glossy finish. I prefer honed finishes on my countertops and I love that these Cambria tops are incredibly durable AND have that gorgeous matte finish!
I’m a big fan of mixing finishes and we used a lot of flat black and unlacquered brass in both of these bathrooms. The sconces in both spaces were made in a collaboration we did with Lucent Lightshop. Isn’t that huge brass backplate amazing?!
The main bathroom, just down the hall, turned out beautifully! (PS Here’s a tour of the finished main bedroom, in case you missed that reveal!) I love that this bathroom has a little more of a grown up vibe with the darker cabinets.
Here’s what we started with in the main bath. A completely different layout, smoked mirrors, black plumbing fixtures and the weirdest tub surround that literally had kitty litter in it??
All of the plumbing in the house is from the Delta Trinsic collection. We installed a double shower in this bathroom and used the Trinsic trim kit in the Champagne Bronze finish.
I love how the bronze color plays so nicely with the other brass and gold tones we have in the space in the mirrors, cabinet hardware and the Lucent Lightshop sconces. I love those milk glass shades!!!
I hope you love these bathrooms as much as I do! I think they turned out beautifully especially for the budget we needed to stick to!

“Where’d you get THAT?!” is my favorite response to sharing a space with you guys. I love using unique home decor and fixtures and Etsy is one of my secret weapons for finding pieces that feel special. When my friends at Etsy invited us to share some of our favorite shops with you all, I knew we could highlight so many just from the Gentry project alone! Here are some of the Etsy shops we keep coming back to over and over again!
When we started designing the Gentry kitchen, I knew that in addition to our upper cabinets, we wanted to use open shelving to help keep everything light and airy. These handmade steel brackets from Cascade Iron Co. fit the bill perfectly! This shop allows you to pick both size and finish. We chose their 12″ depth and the waxed raw steel finish on these brackets and I think they’re perfect in this home!
Lucent Lightshop is a local company, run by the MOST amazing people. They can make basically any light for you, but they also have an amazing selection posted in their Etsy shop, ready to go. We commissioned a lot of these pieces we put in the house, and many of them have been added to Lucent’s collection! :)
Nothing completes a room like a vintage rug. Something about adding a bit of old with all the new brings the entire space to life! I have been buying vintage rugs on Etsy for years, and one of my favorite shops is the Vintage Kilim Shop! They break down all of their rugs into categories which makes it so easy when you have a good sense of what you’re looking for. Trust me when I say that you can spend hours browsing absolutely STUNNING vintage rugs on Etsy, so this feature is a big time saver! If you’re new to the world of vintage rugs, I think Oushaks are a great place to start. These rugs are always faded into the most beautiful tones! Another one of my tricks is to search the term “Oushak runner” from Etsy’s home page, which will show you everything Etsy has to offer in this style! (We recently used vintage Oushak rugs here and here too!)
Decorative beads are so pretty on a coffee table or an entry console. These beads are in local shops for $50 or $60 per strand, but I love getting ours for WAY less on Etsy in shops like The Bead Chest. They have a large selection and ship fast.
Here are a few of our favorites that look so pretty on a tray or a coffee table book.
Sew and Cloth is another great local company, run by amazing people! I LOVE their Etsy shop for finding affordable mudcloth pillows, which are my favorite layering pattern. The subtle color and pattern pairs SO well with more colorful pillows.
I love incorporating faux or real plants into every room I design and air plants are one of my favorites. They are low maintenance, require zero potting and many are the most beautiful shade of bluey sage green!
Sourcing unique air plants locally can be challenging, and when you do find them, they tend to have a limited selection or be overpriced. Buying air plants online from shops like Air Plant Greenhouse gives you access to a large selection at totally reasonable prices!
Okay, your turn to dish! What are some of your very favorite Etsy shops? I’d also love to know if you are an Etsy shop owner so we can check out your page!
A BIG thank you to our friends at Etsy for sponsoring this post! And thank you for supporting our sponsors. :)

Next up on the Gentry reveal list is the kid’s bedroom! This was the perfect space to use one of our newest prints, DINO from photographer Kate Lines. Isn’t it the coolest? I think this would be fun blown up really big even in a living room! The colors in the new print look great with these AMAZING vintage headboards we got at an antique mall. I’m just loving the combo with the striped rug and those bright yellow blankets! I also love the proportions of the longer console table (similar) we used as a shared nightstand between to the two twin beds. There’s plenty of room for the cute table lamps and a few books!
This was a fun, quick room to put together. I like that it is clearly a kids space but the colors and textures still work nicely with the rest of the furnishings in the house.
Just off the dining room in the Gentry project house, and next to the office we showed you last week, is a casual family room and mudroom space. Considering these rooms used to be an exterior workshop, I think these spaces turned out beautifully and help this house flow SO much better! If I were the new…
Just off the dining room in the Gentry project house, and next to the office we showed you last week, is a casual family room and mudroom space. Considering these rooms used to be an exterior workshop, I think these spaces turned out beautifully and help this house flow SO much better!
If I were the new homeowner, this is the room where I’d put my TV and toys for the kids. It’s still connected to the living and dining spaces, but it’s also self contained enough that the rest of the house should be able to stay a little tidier! :)
In this family room space, we hung three new prints from Canadian artist Holly Young that are now available in the print shop – Collage I, Collage II & Collage III! I’m obsessed with this cut paper collage series!
The door to the garage is just to the right of this photo, so we thought a small-but-mighty mudroom area that offered closed storage, a bench with baskets and hooks for bags and backpacks would be the perfect addition to this pass-through space.
I’m super happy with how this mudroom turned out, given it is just two IKEA Pax wardrobes (we used the Grimo door)! Our contractor installed and made the wardrobes look more built-in with the addition of crown molding and shiplap using the same 8″ pine planks we used on the entry wall. Here are a couple of a progress shots:
We used these wrought iron pulls on the doors, also from IKEA. We used these in the kitchen too and I couldn’t love them more. They are heavy and have great proportions!
I designed the wood bench and our contractor built it out of mahogany (the same wood we used on the mantle and the kitchen shelving). We used these petite hooks that were insanely affordable and I love the matte black finish! PS how cute is that tiny denim backpack?! I found it at Michael’s for $8!
The green linen lumbar pillow is from our pillow collection that we’re launching next week! Stay tuned! :)
Weekly Favorites – Oversized Lamps and Side Tables

Today’s round up is dedicated to one of my favorite tricks for decorating a living room – the tall round table and big lamp combo! Rather than matching side tables, use a tall round table as a side table instead, with something shorter on the opposite side. Pairing the tall table with an oversized table lamp is pretty much the ideal combo. It adds height and interest and is a fun, easy way to mix up your living room without breaking te bank if you need a little change. I find myself using this trick in most of our living room projects lately!
We’ve rounded up a few tables that really work for pulling off this look. The trick is using a table that is 29-31″ tall and at least 30″ in diameter. Much wider than 40″ looks a little too big, but anywhere in between usually looks juuuuust right!
Here are some of our favorite table lamps on the market right now. I usually prefer something chunky and wide to tall and skinny. And if I’m using a leggy table, I try not to use a leggy table lamp. I reserve those for chests of drawers or nightstands.

If you remember from this post about the original layout of the Gentry house, we added to the total square footage of the house by converting a large workshop area off the back of the garage into a new mudroom, family room and a fourth bedroom. Today we’re showing you how we staged this fourth bedroom as a home office! For the step by step process of how we decorated this space, don’t miss the stories in my highlights on my Instagram feed.
Loloi just launched a new line of beautiful rugs called the Porcia collection and they invited us to use one of these new rugs at the Gentry house. I was immediately drawn to the one we used here for the office (the color is Red/Beige) but truly the whole collection is stunning and I would have been excited to use any of the rugs here! The collection was design to give the dimensional look of mosaic tiles and I’ve never seen anything like it! It’s super unique. It almost gives the nubby, textural look of a jute or seagrass rug, but with the color and look of patterned rugs we all love so much!
It was so fun to roll out the rug in the space and be surprised to find subtle touches of some of my favorite colors in the rug – rust, peach, coral, olive navy, ivory, and black were all there! It made it really easy to pick the furniture for the staging! We started with this white metal desk that doesn’t make this small space feel too overstuffed with its open legs. The window is not centered in the room, so we knew we’d want a taller storage piece in the left corner to help draw the eye up. I love how this vintage rattan shelf brings out the warmer tones in the rug.
To bring some balance and height to other side of the room, we placed the AMAZING faux fiddle leaf + basket combo. It was a total steal at $129 and I couldn’t recommend it more!
The black leather chair was a lucky last minute find. I think every room should have at least a small touch of black. It adds contrast and acts like a punctuation mark in a room. And how great is that gold X-brace on the legs of the chair?!
I wanted to bring in a few blue pieces into the room to help those blue parts of the Loloi rug to pop out even more. I LOVE our new indigo stripe pillows (coming soon!) on these super cute and affordable cerused oak arm chairs!
I also searched through my photo archives to see if there would be any good blue images to print out for this space. I found these two photos I took the last time I was in NYC. They felt perfect for the space as soon as I held the prints next to each other and saw the interesting contrast of colors and perspective and architectural styles. We just uploaded them into the print shop today too! You can check them both out here – SOHO print & ZIPPER print.
I love how that sun flare in the blue print pulls out some of the coral and peach undertones in the Loloi rug. I’m super happy with how this space came together. I know I’d love to work in this home office if the Gentry house were mine (and I’m still sort of wishing that is was!) :)
Thanks to Loloi for sending us this beautiful new rug! Check out their new Porcia collection here. To purchase Loloi rugs, check out rugstudio.com or rugsdirect.com, or you can email info@loloirugs.com to find a retailer near you.

I’m SO excited to show you the #gentryproject living and dining rooms today! To see before photos of this space, check out my first post about the Gentry project here. Many of you followed along while we were staging this house and doing these decorating and DIY projects on my insta stories (they’re still saved in my highlights if you’d like to see more details on my process). We figured out a lot of these furniture pieces and DIYs on the fly, but I think it all worked out in the end and I’m so happy with these pretty rooms!
The starting point in the living room was this AMAZING RUG. It checked all the boxes for me – soft, beautiful colors and totally affordable!! If you’re looking for a new living room or bedroom rug, you really should check this one out! I especially love how it looks on our new engineered wood floors from Lumber Liquidators. I got so many questions about this flooring and I’m honestly obsessed with it! I wish I could go back in time and put these in my house.
The bookshelf in the living room was one of my favorite projects of the install. We turned this unfortunate but affordable piece from a big box furniture store into something modern and unique and perfectly suited to this space. You can see the whole process in my stories but the basic idea is I bought two units but only used three of the four metal stands. The shelves are actually more like trays, so I screwed them together end to end, spray painted them Heirloom White and installed the shelves upside down so they looked more like planks than trays!
The rest of the room came together easily with a vintage blue sofa I had in storage and two of these comfortable and insanely affordable arm chairs! I love them with our rug!
The leather poufs are from CB2, the coffee table was a Restoration Hardware outlet find and the little woven stools are from a local antiques store. I love all the texture and warmth they provide to the room!
I’m obsessed with the new fireplace and have zero regrets about removing the oversized beehive fireplace. The subtle pattern and color of the cement tiles combined with the warm wood mantle feel right at home in this new space! We opted to keep the styling pretty simple here since there’s so much going on in the rest of the room. We just layered an old thrift store mirror we painted matte black with some simple vintage candlesticks.
That tall table in the corner of the room is one of my go-to designer tricks. I like my sofa tables to be different and I usually like one to be extra tall with an extra large lamp on it. I found this hex shaped marble piece at thrift store and the table base separately at an antique mall. I painted the base black and it looks like they were always meant to be together!
We’re working on a full post just about the huge canvas art hack we did above the sofa here, so stay tuned for that! The general idea is we had a local print shop (Cox Printing in Mesa) print our HOLLYWOOD from Jenny’s Print Shop on 10 mm premium indoor vinyl. It cost $130 for this HUGE 79×55″ print. We also bought just the frame and not the canvas of this IKEA art. The brass finish is being discontinued and people have been sending us DMs saying they are getting the frames for $5 in stores! We might just go and stock up! To mount the vinyl in the frame you just follow the (actually very easy) instructions from IKEA and that’s it! Super simple, incredibly affordable and such a statement piece in this huge, long living room!
The dining room is open to the living and I’m equally as obsessed with this space! The knock-out piece for me is this STUNNING chandelier we designed and made with Lucent Lightshop. CAN YOU EVEN WITH THIS LIGHT??? Brass down rod, black cotton cording, birch bracing, white paper shades!!! Be still my hear! Lucent delivers perfection every single time.
These woven leather dining chairs are also my favorite! We will be carrying these in our shop but you can find the same exact ones now here! They are comfortable and so unique! I got a million questions about them on Instagram and at our open house.
I love how perfectly they pair with our super affordable gray shell chairs. These were only $180 for all four!
The rug was a steal (just $99 from Pottery Barn!) but it’s sold out now. Here is a very similar one. I love how the graphic stripe pairs with the more traditional pattern of the living room rug.
I hope you love these spaces as much as I do! Here’s a list of all our sources below, but please feel free to ask any questions in the comments!

Well, the Gentry Project has finally wrapped up and I’m so excited to start sharing more of the finished spaces in this house with you! (In case you missed them, you can see the kitchen here and the master bedroom here.) We listed the house just a few days ago and we are already under contract! So exciting!
I really wanted the entry space of this home to feel colorful and welcoming, especially for the open house we held this last weekend! Our amazing iron front door that we had made locally from Signature Iron Doors, lets in the most beautiful light into our entry.
I knew I wanted to have some really pretty art hanging on our shiplap wall since you can see through the glass doors from the front of the house. I love the look of diptyque or triptyque canvases, where the image is split up into two or three separate frames, and I thought something like that would be perfect in here. When Shutterfly reached out to see if I wanted to have any of our prints from Jenny’s Print Shop framed for the Gentry project, I jumped at the chance to do a framed canvas series of BOARDWALK over the console table for the front door. I love all the palm trees we have in Arizona and this print felt like the perfect choice for this Spanish modern home.
I know based on your emails that a lot of you have wanted to do something similar in your homes with print shop images, but the editing required to crop and edit the image was intimidating to you. Good news! Shutterfly does all the hard work here in splitting up the image and cropping to the right size. You simply upload the image file and that’s it! No prior editing required on your part. It’s super easy.
I loved shopping on Shutterfly’s site for other ways to use our print shop images at Gentry. I’m pretty much obsessed with circle mats right now and I was so excited to see they have this mat and frame option! I love that Shutterfly has black, white and cream matting options as well as a great selection of frame options. I love how our two newest prints HEARTS and DO LESS look stacked together here at the end of the hall. I used this frame for DO LESS and this one for HEARTS with the cream circle mat option.
Did you know Shutterfly offers all sorts of home decor pieces beyond just wall art? All of which you can personalize with your own images or files (like from Jenny’s Print Shop) or you can choose from Shutterfly’s extensive art library. I uploaded this photo of a mudcloth pattern to have them make this super cozy throw! Isn’t it cute in here? I love how these little touches made our Gentry entry space feel warm and welcoming to our guests and potential future home owners during our listing open house this last weekend.
