I really love our apartment. We waffled so much on where to live – uptown? downtown? Brooklyn? Westchester? In a (very literal) last minute turn of events, we signed a lease on a loft downtown and now it’s hard to picture us anywhere else. Well, at least for the next year or two! ;)

CONS:
– One bathroom, though that’s pretty standard here, and it’s really only an issue when we have guests
– We had to build walls to make the bedrooms and my office.
– This is also sort of on my pros list, but the floors are white epoxy over concrete. I love the look, but I’d be lying if I didn’t say that me and my Swiffer mop are closer than ever these days. We’re making the jump to a “no shoes past the entry” household.

PROS:
– It’s a big place for NYC – almost 1500sq ft!
– Washer/dryer in the unit! yay!
– Big windows
– Now that we have walls up (see the floor plans), we have all sorts of storage space. All of the partitions are closets or bookshelves.
– the open concept living/dining set up is really working out for our family

Also, the downtown location has been so perfect. My husband walks to work – he’s even able to sneak home for lunch sometimes! His hours are sort of less than ideal now, so this time is especially precious.

I have loved getting your emails and comments saying how excited you are to see our new place. And I appreciate your patience so much. There’s so much on my plate right now, but I finally feel like I can start focusing on decorating MY home again! Which, let’s be honest, is my favorite thing to do.

Here’s a little sneak peek of the furniture lay out. This is so NOT to scale, and a few things have changed, but this gives you an idea of the way we divided up the space with the walls and our furniture.

I’m going to call it a week and take tomorrow off. I’ve got some sick kids at home (boo to cold and flu season!), and an old college roommate coming to visit for a few days. She’s really great though, and won’t mind if I’m slapping a couple coats of paint on my kitchen island or hanging artwork after our outings!

  2. Girl, you are braver than me–doing this all w/ three kids! This is sooo different than you house. I cannot wait to see what you do. I'm sure it will have me itching to pack up and move to a cool NYC apartment.

  3. Wow, Jenny, I'm really excited to see the end result. Your layout is great and I have no doubt that you will design it beautifully. I have to admit that I am a little jealous of your space. We live on the Upper East Side in 300 sq ft. Now you have made me want to live downtown. Would love to meet you one day!

  5. I know it's too private to share, but I can't help but wonder what street you live on! That black building with the pretty detailing outside your window looks so familiar! I *think* we might be neighbors!! please oh please? Maybe you can come over sometime and work your magic on my apartment? (as if you need more clients!)

    I'm curious to know what led to the move. I believe you've mentioned moving homes pretty regularly – is it because of your husband's job? No matter what, it's a great excuse to start from scratch!

  8. ooooo Look at those windows!!! I so miss huge windows (a la Peabody Terrace!). And I love those floors! And Mike works nearby! That so increases your family's quality of life! Can't wait to see that farmhouse table.

  11. This is so fun! I love the concrete floors and cannot wait to see what you do with the space. One question: Where are your closets? One reason I'd be nervous to ever live in NYC is the lack of closet space. Where would I put things like tennis rackets and Christmas decor?? :)

  12. Having hard floors makes me realize how GROSS my carpet is too, yuck! Thanks for sharing a little of your space, I'm excited to see all that you do with it, in time. You divided it all up so well, and I think the amount of space you have is ammmmazing for the city. I wouldn't have known what to do with all the space an probably just slept in Evie's closet. :)

  14. SWOON!!! I grew up in NY, but not in such a gorgeous apt! I now live in the South with 1.5 acres, but your loft is bigger than my house. That is some major space for a NY apt!! Hope your kids get better!

  15. what a huge space! and its open and airy with the high ceilig, big windows and white floors. i love it all so far and cant wait to see more. you are a lucky girl and really got a great place to live!

  16. Jenny it looks so fantastic! I can't believe how much square footage you have for NY. I love the huge windows, the ceiling, and the open feel. All I can say is WOW! Can't wait to see what else you do.

  17. Oh my goodness, I know you must get sick of people saying that they're excited to see what you do with the space …. but I AM excited! LOL! Take your time. It will be fabulous!

  18. One word: Roomba! I pulled all the carpet out of my house and put in laminate about a year ago. It took me about 2 days to realize how grossed out I get by things sticking to my feet. And worse, realizing all those things sticking to my feet used to just get stuck in my carpet-Ew! I got the Roomba and have been SO happy. It runs by itself when I leave everyday and I come home to clean floors. They also have one that mops your floors, which I can't use on laminate, but you could use on the concrete.

  19. I'm not sure how you do all this with three kids. You are a brave one! The floors look gorgeous and give a lovely bright, white, serene feel to the space. I cannot wait to see how everything comes together. Good luck with all your DIYing!
